Wellington City has a market of its own in apartments. It is quite different in character to the traditional urban market. It became established by meeting the needs, aspirations and preferences of known groups of buyers. Its growth has been under-pinned by geographical restraints on infill housing and by new developments being restricted to outlying areas. The result is a phenomenon that it has thrived, much to the surprise of some!
The character of our market...
The market initially drew little distinction between types of apartments as buyers competed with each other to secure one. For a time speculative gains could be made on the purchase of any apartment. The market has matured. Buyer groups now identify with the "product" that best suits their needs, and gains in value reflect popularity in the traditional way. The dynamics of the pioneering stage drew in some developers with little appreciation of market needs, and in some cases, construction as well! A sign of maturity in the market is the rise in strength of the various bodies corporate as they take charge of their own buildings and resolve any matters at issue.
The result of all this is a complex, mature, and comparitively stable market offering a diverse range of accommodation and lifestyle. A very high proportion of our apartments are occupied by owners, making the market more resilient than in other centres. A predominance of owner-occupiers can have a strong influence in managing the environment within the buildings. This is a vibrant and attractive City with a variety of leisure activities within easy reach. It is a delightful place to live.
